Short answers, before you have to ask anyone.

How long is the cooling-off period in Queensland?

Five business days. It starts the day you receive a copy of the contract signed by both parties, and it ends at 5pm on the fifth business day. Weekends and public holidays are not counted.

It does not apply if you bought at auction. If you do terminate during the period, the seller may keep 0.25% of the purchase price.

When should I call a conveyancer?

Before you sign, if there is any way to manage it. Once the contract is signed the cooling-off clock is already running and the building and pest and finance dates are fixed.

Ringing us beforehand means the special conditions and the dates can still be changed. Ringing us afterwards means working within them.

What is the seller disclosure statement?

From 1 August 2025 a Queensland seller has to give the buyer a signed disclosure statement, together with the prescribed certificates, before the buyer signs the contract.

If disclosure is not given properly the buyer may be able to terminate at any point before settlement, so it is worth getting right the first time.
